Frequently Asked Questions — End of Tenancy Cleaning Singapore
What is end of tenancy cleaning in Singapore? End of tenancy cleaning is a thorough, room-by-room clean carried out before a tenant vacates a rental property. In Singapore, it is typically required under the Tenancy Agreement as a condition for the return of the security deposit. It covers all areas including bedrooms, kitchen, bathrooms, living room, aircons and curtains.
How much does end of tenancy cleaning cost in Singapore? End of tenancy cleaning in Singapore typically costs between $200 and $500 depending on the size of the unit and its condition. Prices vary by property type — HDB flats, condos and landed properties are priced differently.
Does the tenant or landlord pay for end of tenancy cleaning? In Singapore, it is almost always the tenant's responsibility to return the property in a clean condition as stated in the Tenancy Agreement. Failure to do so typically results in cleaning costs being deducted from the security deposit by the landlord.
Do I need to service the aircon before moving out? Yes. Most Singapore tenancy agreements require aircon servicing before handover, typically within the last 30 days prior to the handover date. Keep the service receipt as proof.
What happens if I don't clean before moving out? If the property is not returned in a clean condition, the landlord is entitled to hire professional cleaners and deduct the cost from your security deposit. A proper end of tenancy clean is the easiest way to protect your full deposit.
Can a property agent help with end of tenancy cleaning? Property agents typically facilitate the handover process and may recommend cleaners, but the cleaning itself is arranged and paid for by the tenant.
